The number of active listings in January this year was 229, down from 264 in the previous year, and it was less than the 246 listed in December. It is not unusual for inventory to be low in during the winter, but this may be contributing to higher prices. The average list price and sales price did decline from December, but is still up year-over-year.
Though sales prices were down from the previous month, they are still trending upward. It is not uncommon to see big changes in the average sales price from month to month in Napa because our market has some very high end homes whose sale can skew the statistics. This is why we like to look at the bigger picture when analyzing these markets.
With historically low interest rates, and continued growth in property values, there are costs and benefits for both sellers and buyers to weigh in a market like this.
