The number of active listings in February this year was 230, down from 272 in the previous year, and it was less than the 238 listed in January. It is not unusual for inventory to be low in during the winter months, but as with last month, this may be contributing to higher listing prices. The median list price and sales price is up from January as well as year-over-year.
Sales prices continue to trend upward. It is not uncommon to see big changes in the median sales price from month to month in Napa because our market is relatively small and has some very high end homes whose sale can skew the statistics. This is why we always like to look at the bigger picture when analyzing these markets.
With interest rates still historically low, and continued growth in property values, there are costs and benefits for both sellers and buyers to weigh in a market like this.
