The number of active listings in March this year was 274, down from 292 in the previous year, but up 13% from the 242 listed in February. With the weather improving, we will likely continue to see an increase of new listings coming on the market. The median listing price held mostly steady year over year, at $887,000.
Home sales continue to trend upward, with a 68% increase in number of units sold in March vs. February, though the median sale price stayed steady at $649,500. It is not uncommon to see big changes in the number of homes sold as we enter the warmer months, though it is always important for us to look at the bigger picture when analyzing these markets.
With interest rates still historically low, and continued growth in property values, there are costs and benefits for both sellers and buyers to weigh in a market like this.
