The number of active listings in July this year was 397, up 8% from last year and 9% from last month. It is typical to still see an increase of listings as the summer months are statistically the biggest months in real estate, though this alone is not indicative of any predictable market trends. The median listing price decreased year over year, to $925,000, down from $999,000 last July.
Home sales remain relatively stable, with a slight 5% decrease in number of units sold in July vs. June (138 units vs. 145 units last month), but the median sale price increased to $631,000 (up both month over month and year over year).
It is always important for us to look at the big picture when analyzing current Real Estate markets. With interest rates continuing to remain low, and growth in property values year over year, there are costs and benefits for both sellers and buyers to weigh in a market like this.
