The number of active listings in January 2017 was 110, down 4% from last year and down 7% from December. The median listing price is still up year over year, at approximately $935,000 in January 2017 vs. $849,000 last January.
Home sales decreased 7% from last month, based on the number of units sold in January, but are up year over year. The fact that these numbers continue to be so low, indicates continued stability in our local home sales. The median sale price increased to $629,000 from $587,000 last year, and but down from $648,000 in December, though these are not drastic changes overall when reviewing the market as a whole.
It is always important for us to look at the big picture when analyzing current Real Estate markets. With interest rates continuing to remain low, and growth in property values year over year, there are costs and benefits for both sellers and buyers to weigh in a market like this.
